Selling your retirement property

A certain sale.

Retirement apartments can be slow and difficult to sell on the open market. Families often find themselves months — sometimes years — into a sale, still paying service charges on an empty flat, still arranging viewings, still waiting for a buyer who may pull out anyway.

KC Living does things differently. Our knowledge of Retirement Living means we understand the obligations and management questions that come with retirement living. We are a dedicated cash purchase investor, which means decisions are made quickly and sales complete faster. We aim for 6 weeks from acceptance of an offer to completion.

  • six weeks Guide timescale from agreement to completion
  • minimal viewings No open days, no strangers, no board outside
  • as it stands Nothing to decorate, repair or modernise (subject to condition at point of viewing)

Six weeks is a guide rather than a guarantee, and we will say so at the outset rather than let a date quietly slip.

Why families choose KC Living

  • Funded and ready to buy.

We are a cash purchase investor. There is no mortgage application, no chain and no waiting for someone else’s sale to go through. That is why we can commit to a decision and a timescale rather than a hope.

  • An end to the service charge burden.

Every month an apartment sits unsold, the charges keep coming — service charge, ground rent, buildings insurance, council tax and utility standing charges. A six-week sale stops that drain instead of letting it run on indefinitely.

  • Empty homes council tax premium.

In England, councils can charge 100% extra after twelve months, and the qualifying period has been shortened. Some apply steeper multipliers on longer voids. This is now your liability from completion.

  • Unoccupancy conditions in buildings insurance.

Block policies commonly restrict or void cover after 30–45 days of vacancy unless notified, sometimes requiring drain-down and regular inspections. Check what the block policy says and whether the current void has already breached it — an unremedied breach affecting the whole block is a genuine problem.

  • No fuss, minimal viewings.

We keep visits to the property to a minimum, rather than the open-ended stream of appointments an open-market sale involves. There are no open days, no strangers walking through a much-loved home, and no marketing board outside.

  • Sold as it stands.

Individual buyers often want a kitchen updated, a bathroom replaced or a list of small jobs completed before they will commit. We buy the apartment as it is. Nothing needs decorating, repairing or modernising (subject to condition at point of viewing).

  • The admin handled properly.

We manage the professional transfer of utility accounts and council tax billing obligations, so nothing is left hanging in a relative’s name after completion.

  • Support all the way through — including clearance.

Emptying a parent’s home is often the hardest part. If it would help, our clearance service takes care of it sensitively, and we are on hand throughout the rest of the process too.
